While many feel that the development
of Phuket
housing is beginning to overwhelm
this small island's environmental infrastructure,
it should be noted that many new laws govern
and restrict the building of houses
in Phuket. For instance, while Phuket
beachfront houses are obviously in high
demand, a law now restricts the building on
Phuket
beaches houses - or any property
for that matter - that are closer than twenty
meters to the shoreline. This, however, does
not mean the Phuket beachfront houses are unavailable.
For those Phuket beaches houses built prior
to the ratification of this law are allowed
to remain, making them some of the most sought
after houses in Phuket.
While Phuket beachfront
houses now have building restrictions, so does
the construction of houses in Phuket above 80
meters from sea level. With no development of
Phuket housing now allowed upon the peaks of the
island's magnificent hills, and with new Phuket
beaches houses set well back from the shore, a
higher degree of environmental conservation is
possible.
There are other
restrictions on houses
for sale in Phuket that refer to foreign
ownership of land. While Phuket
houses for sale can be purchased by
anybody, foreigners can only lease the land upon
which they sit. There is presently a new law being
passed that will allow foreigners to buy up to
one Rai of land, upon which houses for sale in
Phuket sit, however it is not known when this
will be ratified. Until such time as this law
is in place the purchase of Phuket
houses for sale requires a fairly complicated
procedure to acquire the land, either with the
establishment of a majority Thai-owned company
or special rollover lease agreement. This complication
has not in anyway reduced the demand among foreigners
for Phuket houses for sale, and even as the number
of houses for sale in Phuket continues to grow,
so does the demand for Phuket housing.
